FAQ

Everything you need to know about our products:

Absolutely! Our system extracts most information directly from government sources, removing any possibility of getting it wrong. However, some parts do rely on the accuracy of information from the user, so please take care when completing our webform. As long as you do, you will receive a legally compliant statement.

It is important to note that we are not a law firm and therefore we cannot give you legal advice, and we are therefore not responsible for any inaccurate information that you input. However, we can happily refer you to trusted lawyers if you do need help.

On average, if you have your rates, water and levy notice ready, most users can complete the webform within 10 minutes.

We extract as much information as possible from government sources, saving you from entering information that we already know.

We pride ourselves on our cutting edge government integrations, saving you time (and mouse clicks!)

You will receive it within 1 business day.

However, if your property is part of a body corporate, then we will need to wait to receive an additional statement from your body corporate manager, which takes an average of 2-5 business days. We will provide you with a draft/incomplete disclosure statement after 1 business day, and then a final, compiled statement once we receive this statement from your body corporate.

This is in stark contrast to the time taken to enquire with lawyers, and complete their mountains of paper work, which takes anywhere from 2 days to 2 weeks turn around time.

We source all information directly from government source online. We pride ourselves on our use of cutting edge tools including APIs, custom coding, OCR and other automation tools, to transfer data instantly and accurately across to your final documents.

No need to wait for someone to type, and no room for typos!

Not yet! Whilst AI is very useful and shows great promise, it does still make mistakes. We have zero tolerance for mistakes, and so our statements are either automated using direct data mapping, or prepared manually by someone on our team.

For standalone houses, you can relax and cruise through without preparing anything in advance. For anything involving a body corporate (ie townhouse and units etc), we just need a levy notice.

Yes, all disclosure statements are provided with editable form fields that can be easily modified later.

Yes, during the webform, you will be notified if there are any complexities that require legal advice to answer accurately. You will be given access to a panel of legal experts to choose from to help you complete it.

This is designed for real estate agents, DIY sellers / "for sale by owner" and property lawyers.

Under the Property Law Act 2023, anyone selling any kind of property in Queensland (commercial, residential, vacant land, etc) will need one before entering into a contract of sale with a buyer.

There are a very small number of exceptions, such as a sale between family members or when one owner is buying out another co-owner. If you think an exception may apply, we suggest that you seek legal advice.
