Frequently asked questions

Everything you need to know about our Queensland Form 2 Seller Disclosure Statements.

Who needs a seller disclosure statement (Form 2)?

Under the Property Law Act 2023 (Qld), anyone selling property in Queensland, whether residential, commercial or vacant land, must give the buyer a seller disclosure statement before a contract of sale is entered into.

A very small number of exceptions exist, such as a sale between family members or a buyout of one co-owner by another. If you think an exception may apply to your sale, seek legal advice.

Who is this service for?

Real estate agents who organise the Form 2 for their sellers, sellers going it alone (for sale by owner), and property lawyers who want a fast, accurate starting point.

When will I receive my disclosure statement?

In most cases within 24 hours of completing the webform.

If the property is part of a body corporate (a unit or townhouse, for example), we also need a statement from the body corporate manager, which typically takes 2 to 5 business days. We send you a draft within 24 hours, then the final compiled statement as soon as the body corporate statement arrives.

That compares with 2 days to 2 weeks when ordering through a law firm.

How much does a Form 2 cost?

A complete Form 2 Seller Disclosure Statement is $500 AUD, one-off, with no subscription.

How long does the webform take to fill in?

Most users finish in about 10 minutes if they have their rates, water and body corporate levy notices handy.

We pull as much as possible directly from government sources, so you are not asked to type in what the records already say.

What information do I need to provide?

For a standalone house you can start without preparing anything in advance. For anything with a body corporate, such as a townhouse or unit, we also need a copy of the levy notice.

Are the disclosure statements legally compliant?

Our system extracts most of the information directly from government sources, which greatly reduces the chance of errors. Some parts rely on the information you enter, so please take care completing the webform.

We are not a law firm and cannot give legal advice, and we are not responsible for inaccurate information entered by the user. We can refer you to trusted lawyers if you need help.

Where does Verified Titles & Intel get its data?

Directly from government sources online, using APIs, custom code, OCR and other automation to transfer data accurately into your final document. Nobody re-types it, so there are no typos.

Do you use AI?

Not to prepare your statement. AI shows great promise, but it can still make mistakes. Our statements are produced either by direct data mapping or manually by someone on our team.

Can I edit the disclosure statement after it has been created?

Yes. Every statement is delivered with editable form fields, so it can be updated later if something changes.

Will you tell me if my situation is too complex?

Yes. If the webform raises something that needs legal advice to answer accurately, you will be told, and we can refer you to trusted lawyers.

Why should I trust Verified Titles & Intel?

Our service was designed by lawyers and built by programmers. We keep up with the latest legal updates and technology so that your documents reflect the most current requirements in Queensland.
